If you have ever thought about buying a foreclosure or "fixer-upper", this is the perfect opportunity! There is currently a loan available called an FHA 203(k), that will allow you to purchase a foreclosure or distressed property and "escrow" up to $35,000 in repair money to fix it up! Basically, whatever amount you need to update the home will just be rolled right into your same loan you use to purchase the home! Then the lender will set the money aside for you, in an "escrow account", and once the work is completed, the bank will just pay the contractor directly!
Why is this loan important?
Most loans today, especially straight FHA loans (which most first-time home buyers will acquire) DO NOT insure a home that needs rehabilitation work. If the FHA appraiser/inspector requires something to be fixed, it must be done PRIOR to closing. So either the seller has to do the work for you(which won't work in the case of a foreclosure) or YOU have to do the work yourself(which would consist of you putting money into a property you don't even own, and usually isn't permitted in a foreclosure situation either). The only other option you would have is to use a conventional (bank-insured) loan which typically require higher credit scores, and higher down payment, but is certainly a good option.

How do I qualify?
To qualify for the FHA 203(k) EZ-Rehab Loan, you must first qualify for FHA financing. FHA requires 3.5% down payment, and will typically have closing costs associated. A small price to pay for up to $35,000 in repairs. However, if you purchase a HUD Foreclosure Home (as found in our $100 Hot List), you will be eligible for $100 Down Payment incentive, 3% of the purchase price paid towards your closing costs, plus $1,000-$1,500 Bonus! The next thing you must figure out is how much you can afford to finance. If you qualify for $150,000, but you find a home that required $10,000 in repairs, you must purchase the home for $140,000, so you can add $10,000 to the loan balance for your repair escrow.

Only if you specifically obtain an Adjustable Rate Mortgage (commonly referred to as an ARM). Usually an ARM has a lower rate to attract short term buyers, but in most cases a fixed rate is always available, and should be seriously considered for someone intending to keep the home for more than a year or two. The answer to this question is a case-by-case scenario, as some people will need 10-20% down payment to qualify, but in most cases, purchasers can buy a home with 3.5% down payment using an FHA loan. Others may even qualify for $0 down, or $100 down payment for HUD Foreclosures.

Absolutely. This would give you the ability to combine incomes, and also be approved for more than you would individually. Your applications would be separate, but you would still both be on the loan. Typically you must BOTH have qualifying credit.
